We have a wealth of experience relocating clients in the office, industrial and warehousing sectors, along with those in other sectors such as technology, media and education.
Every occupier is different so we tailor our services accordingly. Many clients come to us with a clear brief in terms of their preferred location, size range, specification and budget. Others are starting on an exercise where they need assistance from the outset with space audit and location analysis in order to shape their project.
We can act in a full relocation project management role, coordinating a specialist team to cover space planning plus building and services appraisals on alternative properties, through to fitting out and migration into the new space, as well as dealing with dilapidations issues on the old property.
From experience, once the client’s brief has been established, most relocation projects involve three stages up to the point of legal completion:
Stage 1 of the instruction involves the detailed search in accordance with the brief. We will provide details of all potentially suitable and available properties which we identify, both on and off market, together with estimates for occupational terms and costs. We will arrange and accompany viewings with you, obtain further information as necessary, and work towards achieving a shortlist of preferred options.
Stage 2 will cover detailed negotiations regarding alternative properties on the shortlist, leading to conclusion of comprehensive Heads of Terms on your preferred property. Naturally we will seek to minimize the rent, maximize any incentives, and wherever possible limit your company’s exposure on service charges and other obligations. We will assist as required with obtaining specialist consultancy advice on technical issues concerning the building fabric and services, and in respect of fitting out works. The agreed Heads of Terms will then provide the necessary framework for instruction of your lawyers.
In stage 3 we will continue to assist over occupational issues and legal formalities as your lawyers progress with due diligence aspects and documentation of the transaction through to completion. Turner Morum will take an active role at the draft lease stage, from a practical viewpoint regarding any further detailed negotiation over terms on key provisions such as the break option and any reinstatement requirements.
